At Mutual Management Company, our mission is to provide exceptional management services to owners and residents of multifamily and commercial developments on a non-profit basis. We strive to preserve and protect the communities under our administration, while promoting the involvement of residents, tenants, and clients in the communities.

Our Services

Our company offers a comprehensive range of services to owners of multifamily housing developments that serve low to moderate-income households. Our major areas of expertise include government-assisted housing, project and tenant-based Section 8 and 42 properties, leasehold cooperative housing, and housing with special needs. Our services are available to owners of scattered sites and/or single-site developments, residential and commercial.

Our core level of services includes property management, budget preparation, marketing, and accounting. For owners of government-assisted housing, we also provide subsidy administration and compliance. Additionally, we can offer a variety of services that address the unique features of a particular development, such as leasehold cooperative/resident associations, board training, and issues related to the stabilization of the development.

We also offer facilities and maintenance contracts to ensure that the properties under our management are well-maintained and provide a comfortable living environment for residents.

Application Process

Our application process is designed to ensure that each applicant is thoroughly screened and assessed based on their qualifications. Each adult must complete an application and be screened. Applications must be filled out completely and accurately, and information must be complete, legible, and verifiable. Any misstatements or omissions on an application may result in rejection or denial.

Identification Requirements

Each adult must provide government-issued photo ID and original Social Security card. Photocopies and faxes will not be accepted.

Housing History

We seek applicants with a positive housing history. Housing history is defined as any place you have been responsible to pay rent, or payments on a mortgage/contract for deed, comply with a lease agreement, etc. We require the name and last known telephone number of each head of household/landlord/property manager/mortgage company for each address that you have had for the past three years.

Credit References

Credit references will be checked. An adverse credit reference, a high amount of household debt, or the absence of a credit history may be grounds for rejection.
