Our company was founded in 1991 by Ivan F. Villarruel, a licensed real estate broker with over 25 years of real estate management experience. Since our inception, we have grown to become a fully integrated real estate property management, brokerage, and advisory firm, dedicated to assisting clients ranging from individuals to institutional investors.
Our History
Our journey began over three decades ago, when Ivan Villarruel founded Safeguard Realty Management, Inc. With a vision to simplify the most complex real estate markets and transactions for our clients, we have since become a respected and trusted name in the industry. Our expertise extends to managing and advising on properties in excess of 10 million square feet and valued at over one billion dollars. We have been appointed receiver by bankruptcy courts numerous times for the management and resolution of properties in foreclosure, a testament to our ability to navigate complex situations effectively.
Our Management Team
Our management team is comprised of experienced professionals, including Yasmin Rosado, Controller; Alex Abreu, Senior Property Manager; Ryan Villarruel, Senior Property Manager; Michael Battaglia, Account Payable; Maritza Rosarina, Account Receivable; Latavia Gales, Executive Administrative Assistant; and Elina Villarruel, Administrative Assistant. Our brokerage team is led by Rudolph Demasi, Managing Director, Licensed Associated Broker, and Anthony Galiano, Managing Director, License Associated Broker.

Our property management team has years of hands-on experience in handling all aspects of building operations, including cash collections, cash disbursements, employee management, site maintenance, construction management, and more. Our brokerage team has successfully leased commercial space throughout the New York Metropolitan area for nearly two decades, offering our clients a unique understanding of the market and the progression of trends.
Property Management Services
Our property management services include:
- Rent Collection: We ensure timely payment of rent without hassle, collecting all funds on behalf of our clients, documenting income and expenses, and depositing funds directly to their bank accounts.
- Tenant Relations: We maintain positive relationships with tenants through frequent correspondence, handling their needs from start to finish with care.
- Property Inspection/Maintenance: We conduct regular on-site inspections and ensure that all maintenance issues are addressed in a timely manner.
- Financial Report: We provide monthly financial reports, including income and expense statements, balance sheet, bank statement, bank reconciliation, budget variance, and delinquency.
Brokerage Services
Our brokerage services include:
- Commercial Leasing: We handle the entire leasing process from marketing to filling vacancies, negotiating win-win terms for our clients.
