Design and Blueprint Services
Our team of experienced designers and builders will work closely with you to create a custom-designed home that meets your needs and budget. We offer full design and blueprint services, streamlining the process of building your home.
Design-Build Custom Home Builder
We are a one-stop design-build company, handling every aspect of the design, feasibility, permitting, and construction process. We build custom homes of any size throughout the Olympia and Greater Thurston County surrounding areas. If you already have house plans, we are happy to assist and help you through any phase of the Custom Home Build process.

Initial Meeting
We begin the design and build process with an initial meeting to discuss your project, budget, and property (if acquired). This complimentary meeting allows us to meet each other and discuss the project's scope, desired level of finishes, and budget.
Determine Scope
We help determine the project's scope and provide professional input to help you determine the scope of the project. We also discuss your desired level of finishes at this time.
Suggested Budget
Based on your desired project scope, we create a suggested budget for the Design and Construction of your project. We review the suggested budget, which represents a cost range for the project, given the project's scope and your desired level of finishes.
Finalize Scope and Cost Range
We finalize the scope and cost range by reviewing the project scope in greater detail to ensure that all desired scope items are included in the final scope.
Cost Plus Contract
We offer a Cost Plus Contract, where the customer is charged the actual costs of the house plus a percentage added on top of that as a builder fee. Advantages of a cost-plus contract include transparency, the ability to make decisions during the build process, and reduced costs.

Schematic Design
During this phase, we create study drawings that illustrate the concepts of the design, including spatial relationships, scale, and form. We research and address zoning/planning requirements and other jurisdictional restrictions.
Design Development
In this phase, we resolve the schematic design further, including door and window sizes, material selections, floor plans, elevations, sections, and full dimensions.
Construction Documents
The final phase involves creating Construction Documents, adding an increased level of detail to the documents. These documents include all information required by the building department to obtain permits.
Engineering Documents
If required, we create engineering documents concurrently with the Construction Document phase, adding them to the Construction Documents. We submit these documents along with an application and application fee to obtain building permits.
