Our Team
Larry Millican and his wife, Monica, started Pegasus in 1979. Larry has worked full-time in the management operations since 1986 after retiring from the retail grocery business, where he spent 21 years. Larry has grown the company to the largest property management company in the Clear Lake Area and has expanded the business to include the management of homeowner associations and light commercial. Larry has regularly taught property management at classes at the local Board of Realtors and is past president of the local chapter of NARPM. Larry is currently a member of NARPM (National Association of Residential Property Managers), NAR (National Association of Realtors), TAR (Texas Association of Realtors), and HAR (Houston Association of Realtors).
Teresa Morant is a Residential Property Manager overseeing our 100+ condominium and single-family home portfolios in Clear Lake, League City, Dickinson, Friendswood, Humble, Conroe, Tomball, and other areas around Houston. Teresa came to Pegasus in early 2013 and has been in property management for over 30 years. Teresa is a licensed Realtor and Notary Public and is a member of NAR (National Association of Realtors), TAR (Texas Association of Realtors), and HAR (Houston Association of Realtors).

- Quality Qualified Tenants: We investigate the prospective tenant's credit, employment, and rental history and further negotiate a lease with your best interests in mind.
- Market Surveys for Maximum Rental Rates: We perform regular market surveys to ensure the maximum rental rates for your investment and also offer your property to the largest number of potential tenants. This translates to a quicker lease at top dollar for you.
- All Collections and Disbursements: We collect all rents and pay all necessary disbursements for you, giving you more time to enjoy your investment.
- Full Scale Bookkeeping: We provide full-scale bookkeeping with monthly computerized statements of your account, so you are kept informed.
- Physical Property Surveys: We do physical visual surveys on all of our properties to make sure all conditions of lease are being kept and property remains in good condition.
- Quality Maintenance and Repairs: Any repairs, maintenance, and make-readies will be done in a timely and professional manner. Our maintenance contractors are fully insured and qualified to perform.
