KRS Property Management is a full-service property management company founded by two brothers and a lifelong friend in the early 2000s. Our journey began with the purchase of our first rental property, which allowed us to learn the ins and outs of the business. We quickly expanded our portfolio and started managing properties for our neighbors, who were eager to learn our secret to finding good tenants and maximizing profits.

Property Management
At KRS Property Management, we believe that paying attention to the fine print is the key to maximizing profits. That's why we don't charge any of the following fees: account set up fees, maintenance royalties, eviction administration or protection fees, lease renewal fees, tenant warranty fees, or any "extra protection" fees. We don't place bad tenants, and if we did, we'd evict them for free!
Our commercial and residential rental property services include:
- Placing great tenants: If you don't already have a great tenant, we will find one for you.
- Collecting rent: We ensure that tenant rent is paid on time, each month. We accept virtually any form of payment and send the rental proceeds directly to your bank account monthly. We also provide monthly income/expense statements for your records.
- Coordinating maintenance requests: We are on call and available every day of the year, so you don't have to be.
- Legal paperwork: If your rental location requires a license, we will handle the process to attain the license, including ordering lead and property inspections and filing paperwork with the county or city on your behalf. We will also have the tenant sign the lease and take care of any lease renewals, modifications, terminations, etc.
- Evictions/Lease Termination: If necessary, we will handle the eviction process, including serving the necessary legal documents, appearing in court, and coordinating with the sheriff's department.
