Why Do You Need Title Insurance?

Title insurance is a crucial aspect of property ownership. A title is the foundation of property ownership, and land can have many owners over the years, leading to various rights in the land that may affect your ownership. A title search is a detailed examination of the historical records concerning a property, and its purpose is to verify the seller's right to transfer ownership and to protect the buyer from any claims, defects, rights, or burdens on the property. Among these are unpaid taxes, unsatisfied mortgages, judgments against the seller, and restrictions limiting the use of the land.

Surveys

Surveys are important for many reasons. While land surveys may seem expensive, they are not as expensive as having to defend a building or fence you've already constructed. A subdivision (or plat) map attached to a title report will show the boundaries of the property, but it will not show where the house is located on the property or whether there are any encroachments on the property. To make these determinations, you will need a survey. A survey will show you exactly where the property lines are located and whether there are any building restrictions affecting your rights. Having this information may be important if you have plans for adding a pool or a fence to the property, for example. You may also have plans to divide up the property at a later date.
