Advertising: We continually review the most effective form of advertising, advertising rates, and update our ads weekly. This includes yard and building signs, our website, local publications, target market area publications, and mailings.

Tenant Screening: We conduct thorough tenant screenings, including credit bureau reviews, employment verifications, and reference checks. We also include a drug-free housing addendum with all residential rental agreements.

Rent Collection: We collect rent promptly and ensure that all rent is collected on time. We also handle eviction and collection processes if necessary.

Maintenance and Repairs: We perform periodic inspections to ensure the property is being maintained by both tenants and vendors, as agreed. We also respond promptly to repair issues, providing logical solutions and cost-effective solutions.

Financial Reporting: We provide monthly financial reports, including Profit and Loss Statements, General Ledger, Balance Sheets, and Rent Rolls. We also offer customized financial reports and summary end-of-year reports.

Additional Services: For an additional hourly rate, we offer Project Management Services (remodels and asset improvements). We will participate in all phases, from design and revisions to ensuring the punch list is completed and that all contractors are paid in a timely manner.

Communication: We provide timely communications regarding property status changes and pertinent information. We also offer immediate contact in case of any emergencies.

Regulations: We abide by the Landlord/Tenant Act as detailed in the Montana Code Annotated and all equal opportunity and fair housing laws.
