Our Management Services
For property owners, we offer a range of services designed to simplify the process of renting out a property. Our team is dedicated to providing exceptional service, from finding qualified tenants to handling rent collection and maintenance requests. Our services include:
- Initial onsite meeting with property owners to discuss maintenance and repair issues
- Review of the Management Agreement and answering questions regarding the management of the property
- Preparation of an attractive ad featuring photos and a list of features and amenities
- Listing on multiple websites to maximize visibility
- Processing of prospective tenant applications, including employment, rental history, credit history, and background checks
- Handling of security deposit disposition, rent collection, and ongoing communication with tenants
- Notification of repairs needed and obtaining approval prior to work being performed
- Payment of rent proceeds and/or owner receipts to vendors and recurring services
- Mailing of monthly rent proceeds and annual summary statements for IRS reporting

Our Fees
We believe in fee simplicity and fairness. Our fees are transparent and competitive, ensuring that our clients receive the best possible service at a reasonable cost. Our fees include a one-time leasing fee, calculated at 50% of one month's rent and deducted from the first month's rent. Our monthly management fee is 10% of the monthly rent, taken from the rent proceeds.
