• Preliminary Design: We explore alternative approaches in sketch form, based on the client's project requirements, existing conditions, and property survey. We then present the final preliminary design drawings and a preliminary construction cost estimate for the client's approval.

• Construction Documents: We develop a full set of working drawings and specifications in adequate detail for obtaining municipal approval and contractor bidding. We coordinate the work with other professional consultants as necessary and finalize the construction cost estimate after all aspects of the project are documented.

• Contractor Bidding and Municipal Approval: We send bid packages to qualified contractors for competitive bidding and assist in bid analysis and negotiation process. We also obtain the necessary municipal approvals and special permits required for the project.

• Construction Administration: During the construction phase, we conduct site visits at approved intervals to check the work for general compliance with the drawings and specifications. We approve contractor shop drawings, document progress of the work, and address any issues that may arise during the construction process.
