Questions
What is soft washing and why is it better for my Tallahassee home?
Soft washing uses low-pressure equipment and algaecide solutions to safely remove organic growth without damaging siding, roofs, or paint. It's ideal for Florida's humid climate where algae and mildew thrive.
How often should I schedule house washing services?
Annual cleaning is recommended for most Tallahassee homes. Properties near lakes or with heavy tree coverage may require more frequent maintenance to prevent buildup.
Do you offer roof cleaning warranties?
We guarantee satisfaction with our roof cleaning process. Regular maintenance every 3-5 years is recommended to prevent algae regrowth and maintain shingle integrity.
Can pressure washing damage concrete surfaces?
Improper techniques can cause damage. Our technicians use calibrated equipment and surface cleaners to safely remove stains and embedded dirt without harming concrete materials.
Are your solar panel cleaning methods safe?
Yes. We use soft-bristled brushes and demineralized water to avoid scratching anti-reflective coatings. Our ISCA-certified team follows electrical safety protocols during all rooftop cleaning operations.
What areas do you serve?
We serve Tallahassee, Leon County, and surrounding areas including Killearn Lakes, Golden Eagle, and Lake Jackson neighborhoods for residential exterior cleaning needs.

I used Hot Water Pressure Washing & Soft Wash in November 2024 to clean my driveway, front porch, patio, and screened porch. Nick did an excellent job, was very thorough, including covering electrical outlets, got the job done on time, and the price was very reasonable. My screens haven't looked this good in years. I'll use him every year.

Nick and Henry arrived on time and cleared our roof of debris efficiently. They cleaned up the debris, and our roof looks so much better. It was not time to have the roof soft washed, but we will call Hot Water Pressure Washing and Soft Washing when that time comes.

I've used Hot Water Pressure Washing & Soft Wash twice now. The first time I had them fully blow leaves off of my roof and wash the shingles and this time I had them just blow off the leaves. Both times I have been happy with not only the outcome of the service, but the timely response from the owner. I highly refer this company to anyone needing this type of service. They are great!

Nick, the owner was quick to respond and quote a price to clean a heavily mildewed driveway. He showed up exactly when he said he would and did a fantastic job, better than anyone before. His price was fair and the work was outstanding. I will definately use him again and highly recommend him to friends.

Excellent job on my home, gutters and porches, including a screened porch. More importantly to me, they are very convenient in that you can get an on line quote by answering their questions. Once you accept the quote, they arrange your appointment time, arrived when they say they will and send you the invoice after they are done. You can wrap it up by paying on line!. In my busy life, convenience and quality is a must and they delivered both!

With the beautiful weather finally coming to Tallahassee, I want to be outside---as much as possible! Unfortunately, my patios and deck were refuge/breeding grounds for spiders, worms, and other forms of disgustingness. Not a place I was eager to have my children play in, and not a place for me to sit back and relax in this alluring weather. By reputation, I knew Nick Loomis would be able to provide quality services with a personal touch.
He responded to my text messages and emails promptly and was both helpful and pleasant to work with.
Needless to say, my house looks PERFECT, and my daughters and I have been outside enjoying it everyday since our house was cleaned. Thank you!
