At Medallion Gold, Inc., we are dedicated to providing a harmonious balance between investors and borrowers in the First Deed of Trust market. As a privately held asset management firm, we strive to create sound investments while ensuring the safety of our investors' funds. Our mission is to create, as much as possible, a favorable balance between investors and borrowers, while providing alternative lending sources for our borrowers.

Investors

As an investor, we attempt to arrange a safe investment with a good return. We offer two programs for investors, with a higher rate of return for investments up to 70% of a property's value, and a more conservative return for investments up to 50% of a property's value. All loans involve Escrow and a Title Insurance Policy, and our investors are listed as the insured on the Title Policy.

We understand that investors want to know who is servicing and maintaining their investment. Once a loan is made, the collections are made to Medallion Gold, Inc. Payments are made into an audited checking account and then disbursed to the investors. We also report the amount actually paid to the investors to the IRS at the end of the year.

Borrowers

As a borrower, we offer a source of funding for non-traditional lending scenarios. We can typically fund within 10 days of receiving a preliminary title report and our inspection of the subject property. We do not require the typical bank loan application, and our payments are interest-only with no prepayment penalty. We typically write our loans for a 5-year period.

We understand that borrowers want to know what happens if they miss a payment. If a payment is missed, we will contact the borrower to determine the reason a payment has not been received. We will then determine what the borrower intends to do and proceed to the commencement of foreclosure, if necessary.

At Medallion Gold, Inc., we believe in working with our borrowers to find a solution that works for both parties. We can collateralize more than one property if the scenario warrants it.
