Our team, led by Cheryl A. Nichols, has extensive knowledge and expertise in managing affordable housing communities assisted by various subsidy programs such as LIHTC, Section 8, 202 PRAC, Rent Supplement, 13A, MRVP, HOME, HSF, HIF, AHT, CBDG, CBH, and IDP. Before establishing C.A.N Property Management Services LLC, Cheryl served as a Regional VP at Wingate Management Company, where she oversaw the management of 23 affordable communities consisting of over 1,100 units with revenue of over $16m and 50 staff members.
Cheryl holds several professional designations, including Site Compliance Specialist (SCS), Certified Occupancy Specialist (COS), Blended Occupancy Specialist (BOS), and Accredited Residential Manager (ARM). She has also recently completed classes to obtain her MA Unrestricted Construction Supervisor License.

Construction Management
Our construction management team is overseen by our project manager who holds an Unrestricted, Massachusetts Construction Supervisor License and has over 30 years of residential and commercial experience. Construction Management consists of: Preparation of specifications, Initial interview with qualified contractors, Review of bids, Presentation of bid package, Oversight of projects including requisitions for payment.
