One of the primary services we offer is title insurance. Title insurance is essential for protecting property buyers and mortgage lenders against defects or problems with title. Even the most careful title search may not reveal hidden title defects, which is why title insurance is so important. In the event that problems develop regarding the rights to ownership of your property, title insurance will protect you from financial loss and pay the cost of defending against any claim covered within your policy.
There are two types of title insurance: Lenders and Owners. Most lenders will require that you purchase a Lender's Policy, which only ensures that the financial institution has a valid, enforceable lien on the property. However, an Owner's Policy is designed to protect you from title defects that existed prior to the issue date of your policy. If a valid claim is filed, your owner's title policy will cover the full cost of any financial loss up to the face amount of the policy, as well as the cost of defending against the claim.
