Our Services

At D.H. Bader Management, we specialize in HOA Management and Community Association Management. Our services include:

  • Financial Management: We provide comprehensive financial management services, including budget preparation, reserve funding, and monthly financial reports. We also ensure timely collection of assessments and manage the association's finances in accordance with the association's governing documents and Maryland law.
  • Administrative Services: Our administrative services include board meeting coordination, minute-taking, rule enforcement, and vendor management. We ensure that all administrative tasks are handled efficiently and effectively, allowing the Board of Directors to focus on strategic planning and community development.
  • Physical Maintenance: We manage the physical maintenance of the community's common areas, including landscaping, pool management, and repair and maintenance of common facilities. Meet Our Founder: David H. Bader

David H. Bader, CMCA, AMS, B.A., established D.H. Bader Management Services in 1991. David has been involved in Community Association Management since 1985, starting his career with a local development firm, establishing and managing community associations and creating a property management division. He is a 1982 graduate of the University of Maryland, College Park, B.A. Urban Planning. In addition to managing established homeowner associations, condominium associations, and office condominiums, the firm also provides consulting services for new communities and developer clients by setting up and managing new communities.

Memberships and Affiliations

D. H. Bader Management Services, Inc. is affiliated with the Community Associations Institute (CAI), the Maryland Homeowners Association (MHA), and the Baltimore-Washington Corridor Chamber of Commerce. We maintain active memberships in these organizations to stay up-to-date on industry best practices and to build relationships with other industry professionals.

Management Software

The company uses Vantaca Software computerized integrated Property Management and Accounting System for keeping all financial records, maintaining all architectural records, keeping owner and tenant records, producing mailing labels, and generating delinquency notices. The company also uses Word, Outlook, and Excel for communication and project management purposes.
