Rental Marketing
We market the property on all major websites as well as our own. We do print advertising that covers all the local areas. We use international websites to post the owner's advertising. We also have referrals from all the local Real Estate Firms that use us for their go-to company for property management.
Rent Collection
Rents are due on the first of the month with being late after the 5th day. We then contact the party if we haven't received the rent, send a five-day notice to become current and if not, we will start the eviction process. Phone calls from the assistant or property manager first, then the owner calls, then the notices go out.
Inspections
We have a trained inspector on staff that does all the inspections and gives a written report which is reviewed by the owner of the company or property manager assigned to the property with necessary repairs being scheduled and report sent to the owner.
Maintenance
We have licensed and insured vendors that have been with the firm for over 10 years. We've shopped for the most reasonable-priced vendors with good quality work. We also use Property meld as a source for routing repairs which also has a feature that rates the vendors after the work is completed.
Tenant Screening
Our screening process is one of the most rigorous in the industry, thanks to our partnership with Trans Union. We offer a personalized approach to management, tailoring our services to the specific needs of our clients and tenants. We believe in transparency and open communication, ensuring that all parties are fully informed throughout the entire management process.
Enforcement
We understand that a lease is a legally binding contract, and we take that responsibility seriously. It is our policy to follow the lease agreement and all addenda associated with the lease. We strive to ensure that our tenants have a clear understanding of the terms of their lease and that their needs are always met to the best of our abilities.

Safety and Maintenance Issues
Several reviewers have expressed concerns about the safety and maintenance of the properties managed by Sterling Properties. Montoya Gonzales III reported finding stripped cable wires, an unserviced fire extinguisher, and a bloodstain from a stabbing incident that had not been cleaned. Kayla Aronson was forced to deal with a fraudulent lease and a property that was being sold without her knowledge. Caitlyn Fischer experienced harassment and threats of eviction despite never missing a payment.
Poor Customer Service
Reviewers have also reported poor customer service from David Stull, the CEO of Sterling Properties. Amanda Perkins was left waiting for 15 minutes before being told that the property had been rented, with no apology or explanation for the missed appointment. Michael McCormack was given incorrect information and sent the wrong contract for the property.
Unreliable and Dishonest Behavior
Kayla Aronson accused David Stull of being a liar and scammer, claiming that he signed her into a fraudulent lease. Montoya Gonzales III reported that David Stull was nonchalant about the safety issues he found in the property. Caitlyn Fischer claimed that David Stull was trying to evict her without cause.
