Hello, I am Philip Kolatis, the owner and manager of Kolatis Enterprises. We are a property management company that offers a wide range of services to local and out-of-state landlords and homeowners. With 15 years of experience as a local landlord, managing apartment buildings in Scranton and Old Forge, I have the expertise, knowledge, and on-the-job training necessary to meet your needs. At Kolatis Enterprises, we strive to handle all the hassles associated with rental properties while ensuring that all decisions regarding the property remain with the owner.

Our Services

Our services include preparing, advertising, and showing rental units, inspecting the property, handling repairs, enforcing property rules, and dealing with tenant complaints. We provide 24-hour courteous and friendly emergency service for tenants and landlords, assist with snow removal, lawn care, and painting (interior and exterior). At Kolatis Enterprises, we have the expertise and experience to manage your rental property and are knowledgeable about current laws affecting rental housing. We are committed to being fair, flexible, and friendly with tenants while maintaining low tenant turnover. Our extensive network of suppliers and vendors enables us to quickly and efficiently complete any necessary work.

As a fully insured and bonded company, we are members of the Institute of Real Estate Management (IREM), CBC INNOVIS (Credit Bureau of Columbus), and the NTN National Tenant Network. I earned my ARM certification in November 2005 (Accredited Residential Manager), and we adhere to all relevant laws, including Pennsylvania Law, which requires owners to retain the authority to make all decisions regarding their property. As such, we cannot negotiate terms or conditions of occupancy with current or prospective tenants.
