Dixon Environmental Services (Dixon ES) is a single-member LLC founded by Brian A. Dixon in July of 2017. Brian, an environmental professional as defined by ASTM E 1527-13, brings over 15 years of professional experience to the table. His expertise ranges from ecological sustainability research, to assessment, investigation, and remediation of impacted properties. With a Bachelor of Science degree in Physical Geography from the University of California Santa Barbara, and a Master of Business Administration degree from the University of Washington, Brian's diverse education gives him a unique perspective on the drivers associated with real property transactions, allowing him to better understand the needs of his commercial real estate clientele. His extensive experience in the environmental field, combined with his commercial real estate expertise, sets Dixon ES apart from other environmental consulting firms.

Phase I Environmental Site Assessments
We offer ASTM E1527-13 compliant Phase I Environmental Site Assessments (ESAs) at competitive pricing. The purpose of a Phase I ESA is to identify Recognized Environmental Conditions (RECs) associated with current or former land use practices that may have affected the environmental quality of a property.
Phase II Environmental Site Assessments
If RECs are identified in the Phase I ESA, we perform Phase II ESAs to evaluate possible environmental impacts. This phase of work is most commonly focused on identifying the presence or absence of contamination in soil, groundwater, and/or indoor air, with each Phase II ESA scope of work developed based on site-specific conditions.
Regulatory Reporting and Remedial Design
We are well-versed in the Remedial Investigation (RI) and Feasibility Study (FS) process, which aims to characterize the full nature and extent of an environmental release and evaluate appropriate remedial alternatives.
Environmental and Land Use Permitting
We are familiar with local and county permitting requirements across the State of Washington and provide quality submittals to ensure timely permit issuance and project completion.
Stormwater Compliance
We provide stormwater compliance services in accordance with National Pollutant Discharge Elimination System (NPDES) permits, primarily with industrial and construction industry clients.
Underground Storage Tank Assessments
We offer Underground Storage Tank (UST) Site Assessment services and manage the tank decommissioning process, including all applicable permiting, regulatory notifications, soil sampling, and reporting.
