• Preconstruction: We meticulously prepare bid packages, develop budgets, forecast cash flow, review contracts, analyze contractor bids, and meticulously qualify potential contractors. We expertly select design teams and coordinate with lenders, ensuring a smooth and efficient preconstruction process.

Leading up to construction, we develop a comprehensive master schedule, manage the permitting process, oversee procurement and logistics, and conduct detailed project analysis and plan reviews. We also strategically select specialty consultants and implement value engineering principles to optimize project costs and efficiency.

• Construction: During the construction phase, we meticulously manage budgets, track expenses, and promptly review change orders. Our team ensures that contract administration is precise and complete, resolving disputes effectively. Documentation, plan filing, and furniture, fixtures, and equipment (FF&E) coordination are all handled with meticulous attention to detail. We orchestrate weekly Owner-Architect-Contractor (OAC) meetings to maintain open communication and project transparency.

• Project Closeout: We diligently review payment applications, manage project logs, and provide regular project reports to our clients. Our team ensures a seamless transition from construction to occupancy, leaving no stone unturned in providing a polished and completed project.
