Dill Land Surveying is a professional land surveying company that has been providing quality services to the Dallas County area since 1990. With over 30 years of experience in the surveying industry, we have the knowledge and expertise to help you with all your land surveying needs. Our primary goal is to ensure that our clients have a clear understanding of their land boundaries, which is essential for protecting their valuable assets.

Services Offered by Dill Land Surveying

We offer a wide range of land surveying services to meet the unique needs of our clients. Our services include:

  • Boundary Surveys: Our boundary surveys are designed to determine and mark the property lines of a piece of land. These surveys involve researching the property's deed and other documents, measuring the property's boundaries, and setting monuments to mark the corners of the property.
  • Topographic Surveys: A topographic survey is a detailed survey that measures the contours of the land, as well as any existing features such as buildings, trees, and other improvements. These surveys are used for designing and engineering purposes, as well as for planning and development.
  • Construction Surveys: Our construction surveys are designed to provide accurate measurements and layouts for construction projects. These surveys include stakeout surveys, as-built surveys, and control surveys.
  • Subdivision Surveys: A subdivision survey is a survey that divides a larger parcel of land into smaller parcels. These surveys involve researching the property's deed and other documents, measuring the property's boundaries, and setting monuments to mark the corners of each parcel.
  • ALTA/NSPS Surveys: An ALTA/NSPS survey is a detailed survey that meets the requirements of the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). These surveys are typically required for commercial and industrial properties, and include a detailed survey of the property's boundaries, improvements, easements, and other relevant features.

How Dill Land Surveying Conducts a Survey

At Dill Land Surveying, we take a systematic approach to conducting a survey. The process begins with understanding the scope of work needed by the land owner. This involves determining the purpose of the survey, such as building a fence, buying a parcel, or resolving a dispute with a neighbor.

Once we understand the scope of work, we move on to the research phase of the survey. This involves obtaining a copy of the property's deed and other relevant documents, such as the deeds of adjoining properties, previous surveys, and records from the state, county, cities, and utility companies. We also research the original plat and notes by the General Land Office (GLO) for rural boundary surveys.

The next step is the fieldwork phase of the survey. This involves measuring the property's boundaries, locating corner monuments, and gathering other relevant data. We use the latest technology, such as tapes, total stations, and GPS instruments, to ensure accurate measurements.

The final step is creating the plat of survey. This involves making a graphical representation of the property, as well as including relevant information found in the research phase of the survey. We personally deliver the plat of survey to the client and explain all the information on it.

Cost of a Land Survey

Every land survey is a custom job, and the cost varies depending on the complexity of the survey. At Dill Land Surveying, we provide a flat fee estimate for each project. This means that the client knows upfront how much the survey will cost, and there are no hidden fees or unexpected charges.
