• Effortless Tenant Payments: All rental payments are made directly to Harris McHaney Property Management. We handle all maintenance charges and promptly deposit the remaining funds into your account by the 15th of each month.
• Comprehensive Tenant Screening: We require all potential tenants to complete a thorough rental application, which includes a background check, credit check, employment verification, and rental verification. A lease agreement is signed, and a security deposit is paid only after the owner's approval.
• Legal Assistance: Our team retains an attorney for legal guidance and assistance, ensuring that all required documentation and paperwork are handled correctly and efficiently.
• Maintenance and Repairs: We work closely with property owners to determine a dollar limit for repairs that can be carried out without prior approval, typically set at $200. Any maintenance that exceeds this limit will not be performed without the owner's approval, except in emergency situations. Our extensive network of outside contractors ensures that all maintenance issues are addressed promptly and efficiently. We oversee all custodial and maintenance services and offer an after-hours maintenance program for added convenience.
• Tenant Procurement: We handle the entire process of soliciting, showing, and securing a tenant, saving you time and resources. Our fee for this service is equivalent to one month's rent.
